This is a spacious (1300sqft, 120sqm) 2-bed 2-bath duplex apartment in a luxurious complex in Tavira town; entrance level is at ground floor direct from the gardens. Fully air-conditioned and tiled, it has blackout curtains for added comfort. Equipped to accommodate 4 to 6 people, it has separate living room, dining room and kitchen. The master bedroom has a full private bathroom. Linen is changed and the apartment cleaned every 6 to 8 days; towels are changed and bathrooms cleaned each 3 to 4 days. A large balcony off the living allows breakfast in the morning sun or cool al fresco dining in the warm evenings. Sat TV includes BBC, ITV, etc; DVD, VCR, CD, etc are provided. Rates shown are for a party of four; discounts apply Sept to June for smaler parties: 15% for three, 20% for two. A 5th and 6th guest can be accommodated any time in a camp-bed or sofa-bed at an extra charge of GBp36 or Euro45 per week. Discount 5% for two week stay, 7,5% for three weeks or longer. Early Bird discount 5% for 2009 booking made in 2008 -- book 3 x 2009 weeks and save 12,5%.
The family friendly complex includes four pools (2 x adult, 2 x kids -- one is 25x10m with poolside bar); two kids play areas; BBQ area; bar/restaurant; tennis court; boules court; gym.
Apartment Location Details
Looking out to sea over the town centre, the complex is a 10 to 15 minute walk to the town centre -- a car is not essential. There is a large, well-stocked supermarket less than 500m away. Taxis in Tavira are readily available and relatively inexpensive, within the town area, a taxi is usually less than Euro 5,00 (GBP4,00).
A local train service runs about once per hour connecting Tavira with Faro and all of the coastal towns from Villa Real do Sto Antonio in the east to Sagres in the west. There is a high speed train from Faro to Lisbon (with a connecting service from Tavira) each morning with a return in the evening. There are also express buses from Tavira to Lisbon, Seville, etc, as well as local buses serving the surrounding inland towns.
The Guadiana River valley (~20km from Tavira, this forms the border between Spain and Portugal) has many well-preserved walled towns which are well worth a visit; one option is to take a leisurely river cruise from V R do Sto Antonio.

Coming from Lisbon/Faro or from Spain/Seville on the A22 motorway, take the one and only Tavira exit. In the exit, take the N270 direction Tavira. After ~4km come to a roundabout on the N125 (the ordinary road linking Faro to the Spanish border). Here turn left (east) on the N125 toward Spain (Espanha), Villa Real do Sto Antonio -- ignore the Tavira signs. After ~1km you come to a tall bridge over the River Gilao, another ~1km you come to a second roundabout. Approx 500m after this second roundabout (on the left hand side) is the entrance to Tavira Garden but you cannot turn left. Continue 500m to the next roundabout and double back to Tavira Garden (opposite the entrance is a large garden centre, by the way). Apartment Arrival and departure procedures
Preferred changeover day is Saturday but this is flexible, particularly outside of July, August; please enquire. Arrival time is 16h00 (4pm), departure 11h00 (11am). Arrival and departure can be flexible depending on timing of guests before and after your stay; at a minimum, we will let you leave your bags if you arrive before the apartment is ready. A service charge of GBP 12,00 or Euro 15,00 applies if you arrive after 8pm (20h00)); however, unlike Spain, local time is the same as in UK (one hour behind France, Germany, Spain, etc).

Apartment Price Notes
Prices are based on a party of four but discounts for smaller parties apply Sept through June: Discount 20% for two, 10% for three. Fifth or sixth guest using camp-bed, sofa-bed or cot GB£40 per week at any time. Short stays (min 3 days) charged at one sixth of weekly rate per day. All rates include aircon, utilities, etc.
Discount 5% for two week stay rising to 7,5% for three week stay or longer.
Max party is six people. One small pet may be accepted (but enquire) at a charge of £40 for cleaning.
Cleaning, laundry each 6 to 8 days; bathrooms cleaned, towels changed, each 3 to 4 days. NOTE: You must bring your own beach towels.
Non-refundable booking deposit 25% but minimum £200. Balance 8 weeks prior to start.
Final cleaning £40 on each rental.
Payment by PayPal, bank transfer or cheque (Euro or US$ rates on request).
Late arrival £12 after 20h00 (8pm). NOTE: Clock in Portugal (unlike Spain) is the same as in England.
