This Tourist Local Hotel is legally registered and licensed; dated from 18th century, rebuilt as new in 2003, located approx. 14 km far from VNCerveira / Spain-A Guarda and a 20-25 mins drive from Caminha / Moledo and Valenka / Spain. Total area 1200 mt2 (housing area: 225 mts2), private swimming pool, BBQ, central heating, air conditioning in all rooms.It has 3 double and 4 single beds, 3 full bathrooms; pleasant meals and living room with fireplace, and two other lovely living rooms (one has a beautiful olive oil mill from the 18th century); kitchen fully equipped.The premisses are within a walled / fenced compound nearby river; mini/ supermarkets very close. Typical rural land with mountain views, but very close to villages and a lot of touristic attractions. Changeover day on Fridays in July and August (checkin and checkout time: 16.00 and 11.00 h, respectively).

All rates are in Euro.

Currency: Euros Mail the owner providing the required dates, age and gender of the potential guests. The first step to validate the booking is made by the payment (in the maximum of up to 3 days time deposited in owners account), of 30% of the total price of the rent, via bank transfer (send digitalized document of the deposit is the ideal way), unless other arrangment is made.The transfer implies full knowledge and acceptance of terms and conditions of this object renting, only.The remaining of the price and the security deposit - 400€ to 500€ depending on the number of occupants- is due in the owner's account up to 8 weeks prior to arrival. Other than this means a contract default. The above mentioned deposit ensures the payment of possible caused damages of various kinds and It will be fully returned if due, via bank transfer. Caused damages should be fully repaired which means that full amount should be available, being responsible the one who booked the property. The facilities are for the exclusive use of the guests. Any default in the fulfilment of the contract is, by itself, enough motive(s) to not return the security deposit, e.g.The over-occupation, parking and usage of the private swimming pool by non guests, loss of keys. The price includes cleaning on friday (with change of bed linens and towels); water, electricity and gas; bed linen and towels. Checkin at 16h and checkout at 11h,unless another arrangement is made with the owner. Please bear in mind that money bank tranfers may take 3-4 work days to be in owner's account. Should you send a scan of the document by mail stating the operation was made this part of booking becomes immediatly effective. Once availability is communicated more photos and blueprints of the house will be sent,if requested. For any additional information,please contact the owner by e-mail.

Only the security deposit is refundable, if due. All other deposited amounts are non refundable.

In cold weather, central heating has an additional charge of €105,00/week or €15,00/day.
