The property is a generous sized 3 bedroom villa. There is one double bedroom located on the first floor with it’s own en-suite comprising of bath, hand basin & WC. This bedroom has a private terrace with fabulous views to the ocean on one side and the mountains to the other. There are two further twin bedrooms on the ground floor, one of which is en-suite with shower, hand basin & WC. There is a shower room with hand basin and WC. The open plan living space has a fully fitted modern kitchen with dishwasher, fridge, electric oven & gas hob.

There is a dining area for 6 people and a living room with a fan assisted log burning fire. There is an LCD TV, satellite system, DVD player and wireless internet. Leading out from the living space is an extensive terrace area with a dining table seating 6 people comfortably. On the same terraced area are some comfortable chairs perfect for relaxing, overlooking the 10x5m lit pool. The pool area is walled and gated and includes a barbecue area.

3 Bedrooms, Sleeps 7, Bedroom 1 - 1 Large Double Bed, Bedroom 2 - 2 Single Bed, 1 Child Bed, Bedroom 3 - 2 Single Bed. Fitted wardrobes and drawers in all bedrooms. Bedroom 1 with a large double bed is on the first floor, it has a window to the rear of the property overlooking the mountains and patio doors leading out to a large terraced area with fabulous views over the surrounding countryside, Porches village and the ocean beyond. The terrace has steps leading down to the lower terrace and pool area. It also has modern en suite facilities including a corner bath with shower, sink and WC. Bedroom 2 with 2 single beds is located on the ground floor and has two windows to the rear and side. It has a delightful modern en suite with a walk in shower, hand basin and WC. Bedroom 3 also on the ground floor with 2 single beds has two windows and is located next to an independent shower room with large shower, hand basin and WC.

Ideally located within walking distance of the village of Porches, famous for its Pottery. Set in an idyillic countryside setting immediately overlooking unspoiled woodland. The villa is set atop a small hill and enjoys fabulous 360 degree views of Porches Church, Atlantic Ocean and to the rear, Monchique Mountains. It is close to many amenities and sporting activities. The nearest beach of Senhora da Rocha is a 5 minute drive, many other picturesque beaches are close by. Within 15 minutes drive are 6 fabulous golf courses.

The villa is 5 minutes by car from the waterparks of Aqualand one way and 10 minutes from Slide & Splash the other. There is a horse riding center a short 5 minutes away and two small mini marts in the village of Porches where you can buy fresh bread, milk, fruit and vegetables, larger supermarkets are easily reached within 5 minutes drive. The larger shopping centers of Algarve Shopping at Guia or the new shopping center, Aqua in Portimão are 15 minutes away.

Weekly rental prices are inclusive of utilities, Wireless internet is available for €20 per week.

Bedlinen and bathroom towels are changed weekly. Clients must provide their own beach/pool towels.

Cots and high chairs are pre-bookable on request. 4. The villa is available from 3.00pm on the day of arrival. On the morning of your day of departure we ask you to vacate by 11.00 am.

A refundable damage deposit of 200 € is payable in cash upon your arrival. This will be refunded on your departure subject to there being no damage to the property or its contents..

The property may be reserved subject to availability, upon receipt of a deposit of 20%.

Final payments must be received six weeks before your arrival date or at the time of booking if your arrival date is within this six week period.

Cancellations can only be made by the person who made the original booking.

Cancellations will result in the loss of deposit.

Once final payment is made any cancellation made afterwards will result in the following:

Between 6 weeks and 4 weeks from arrival, 50% refund.

Between 4 weeks and the arrival date, no refund will be made.

Rates are subject to change without any prior notice.

Changeover day is negotiable except during peak period rentals (30th June - 31st August) when there is a fixed changeover day of Saturday.
