This villa is a gem....Large spacious and light fully air
conditioned rooms leading to beautifully kept mature gardens and
ample terraces surrounding a 10 x 5m pool. Plenty of space for
lounging and dining both inside and outside, soaking up the sun or
keeping cool beneath the shade.
Comfortable outdoor seating under a pergola with a built-in
barbeque area, poolside furniture, tended lawns and an abundance of
fruit and palm trees... all help to make this an idyllic location
for spending holidays.
This villa has recently been lovingly renovated and the utmost
attention has been paid to detail, comfort and quality.
Enjoy cooking in a state of the art fully fitted kitchen with a 5
ring induction hob, microwave, fridge freezer, (extra fridge in the
utility room) washing and dishwashing machines, coffee machine,
kettle, toaster, electric oven, food blender and quality pans,
utensils, glasses and crockery.
The kitchen and dining area leads into the living room with large
sofas, a flat screen TV with free to view English and other Astra
channels, DVD player and Music stereo.
Sliding doors lead out to the terraced pool area and shaded dining
area. All glass doors are double glazed and have mosquito nets,
shutters and curtains.
There is a free broadband internet service (up to 6MB) from each
room and another television in one of the double upstairs bedrooms.
Air conditioning and underfloor heating and cooling in each room,
powered by a heat exchanger pump and solar panels.
There are two double bedrooms downstairs, one of which is en suite
and 2 double bedrooms upstairs. Three beautifully finished and
ample bathrooms in total.
All bedrooms have been furnished with new comfortable beds and
mattresses and have built-in cupboards, good quality linen and
towels are provided.
Bedroom 1 is on the ground floor and opens out to the terrace. It
has a large en-suite bathroom with bath, shower, wc, bidet and a
wash basin. The room is also furnished with a sofa and couch.
Bedroom 2 is also on the ground floor and has a bathroom beside it
with shower, bidet, wc and a wash basin.
Bedroom 3 is upstairs with access to a terrace overlooking the pool
and gardens. It has a flat screen television and desk.
Bedroom 4 is also on the first floor and accesses the same terrace.
In between the upstairs bedrooms is a generous bathroom with a
large walk-in shower, bidet, wc and two wash basins.
The 5 x 10m pool is beautifully maintained and has ample terrace
space surrounding it.
The depth at the deep end is 2m and slopes to 1m depth at the
shallow end with roman steps.
The pool water has a copper iron sanitization system which requires
neither salt or chlorine and allows for soft and clean water.
There is a beautifully mosaiced outdoor shower near the shallow end
of the pool.
The fruit trees include, grapefruit, avocado, almond, olive and
citrus, set among mature palm trees and beautiful plants.
The location is rural, with quiet roads reaching the charming
villages of Santa Estevao, Sinagoga, Santa Margarida and the
adorable town of Tavira. The nearest amenities are 3km away and
beautiful blue flag sandy beaches and island lagoons all along the
coast are located within 5 to 10 minutes reach by car.
A short drive from the villa you can enjoy some of the best beaches
in the Algarve offering seclusion and quiet to water sports and
restaurants. Tavira's main beach is accessible by regular ferries,
which take visitors to the 11km of beaches of Ilha de Tavira where
the vast tracts of sand provide an idyllic spot to sunbathe and
relax. The wide, safe and clean sandy beach is one of Tavira's key
features with restaurants and beach bars. In summer, there are
watersports.
The beautiful Barril beach is accessed by either a mini train or
footpath through the protected wetlands of Ria Formosa. It has good
eating facilities set in an original tuna fishing settlement.
The extensive sandy beach at Manta Rota is also highly recommended,
easily accessible by car.
Benamor Golf Course is literally a couple of minutes away. Other
courses within a very short drive from the villa include Quinta da
Ria/Quinta de Cima and Castro Marim, as well as the exclusive Monte
Rei course designed by Jack Nicklaus. Alternatively, there are a
number of courses just over the border in Spain.
The Ria Formosa Nature Reserve is a paradise for walkers and
birdwatchers alike. For people who prefer a little more strenuous
exercise there is also a local kitesurfing school, horse riding,
tennis and many mountain bike trails. Boats leave the pier for
deep-sea fishing all along the Algarve Coast.
An excellent commuter train service connects all the coastal towns
of the Algarve with a frequency of 1 train per hour during the day
and connects Tavira with the twice daily Faro-Lisbon express. The
Spanish border is 20 minutes away, while Seville is a 2 hour drive
and a good day trip location or alternative flight destination.
Tavira is a charming mix of old and new – Roman, Moorish and
Portuguese features abound. The typical Portuguese features of the
town are well preserved and the low-key tourist industry coexists
alongside a vibrant local economy and culture. There are many
restaurants and fish is a specialty. Inexpensive restaurants, bars
and cafes abound in Tavira and the surrounding villages.
From June through September, there is an abundance of street
entertainment in the form of concerts, outdoor cinema festivals,
street theatre, markets, fairs, processions and workshops.

total price as a deposit, to be
paid within one week of
reservation. The balance is due
up to 8 weeks before arrival.
Bookings taken less than 8
weeks prior to arrival shall be
paid in full on booking. We will
acknowledge arrival of funds by
e mail and on payment of the
balance, up to eight weeks prior
to arrival, we will send the
driving instructions by e mail.
We require a 300 euro
breakage deposit which is
returned accordingly shortly
after departure.
There is a 75 euro excess
charge on air conditioning.
Payable locally, determined by
meter reading.
Guests will be met at the villa
and will have contact numbers
in case any assistance is
required.
Cancellation refunds: Up to 8
weeks – no cancellation
charge, 4-8 weeks – 50% of
rate refunded, less than 4
weeks – no refund.
Any day for changeover, though
we aim to keep bookings as
close as possible. Arrivals after
2pm and departures before 10
am unless otherwise arranged.

taxi transfer and bicycle hire for
you with good reputable local
companies.
Winter rentals exclude heating
charges, which will be paid
locally on departure, tallying
with an accurate meter reading
which can be read at any time.
