House Description
Three-bedroom house with first floor one-bedroom flat located amongst orange groves, farms and small villages, close to Moncarapacho, Olhao and Estoi, overlooking countryside of low citrus and almond trees and nearby a selection of beautiful beaches.
Conveniently located between the country town of Moncarapacho and the fishing town of Olhao. Situated 25 Km from Tavira, 50 Km from Spain, 16 Km from Faro airport and 10 minutes drive from a selection of beaches, beach islands and golf courses.

This traditional house has comfortable rooms leading on to a homely kitchen and leading out to a spacious and shaded terrace overlooking the pool, surrounded by 4400m2 of private lawns and mature gardens.
Comfortably fitted main room with fireplace, electric heating and air conditioning, leading on to bedrooms and bathrooms. Very large and fully fitted kitchen supplying all appliances plus a microwave and dishwasher. A separate utility room with washing machine and extra bathroom is accessible from the patio area. A private, quiet and welcoming environment, perfect for couples or families.

Casa Silen sleeps 5 people plus 2 in upstairs apartment.There is one double bedroom, one small double and one single bedroom accessible from the living room and located on the ground floor, along with a washroom/toilet with a separate shower. The kitchen is fully-equipped with a dining table, fridge-freezer, oven and hob, microwave, toaster, coffee machine, kettle, full crockery service and dishwasher.
The living room has a hi-fi, television and satellite, one settee and three armchairs and fireplace, air conditioning and electric heating. Baby cot and high chair are also available. The ground floor area of the house is 80m2 with a 26m2 covered terrace area.

The upstairs apartment is accessible from within the house via a spiral staircase or by its own entrance up exterior stairs and via a large terrace overlooking the pool. This apartment comprises a large living room with sofa beds and a TV, a hall leading onto a double bedroom, a bathroom with a shower unit and a small kitchen.
The ground space of this apartment is 52.5m2 and the terrace is 45m2.

4400 m2 of mature gardens, patios and lawns surround the property. Tiered terraces, shrubs and palm trees enhance seclusion of the site.
The covered terrace has benches and a large table and is partially blocked from winds. It overlooks the pool, patio and the sea views in front of the house.
The mosaic pool is 5m x10m and 0.4 – 2.2m deep. The water is treated with salt, and so is much more pleasurable and healthy to swim in. Poolside furniture and parasols are provided around the pool, there is also an outdoor shower.

The property is approached by a quiet, small driveway and has a gated entrance, car parking is provided by the house. The garden around the house and the pathways are fully lit.

A variety of beaches can be reached within 10 minutes by car, including various deserted lagoons and beaches with facilities. The Islands of Culattra, Armona and Farol can be reached by ferry boat from Olhao, 5km away. Faro airport is a 20 minute drive.

Transport is advisable for this location and we recommend that visitors arrange this from the airport or when purchasing flights.

There is a once-weekly maintenance visit including a linen change and the pool and gardens are attended to twice weekly. The nearest shop is 200m away.

We accept changeovers on any day but prefer to keep bookings close. Normally arrival is from 1pm onwards and departure before 10am, this can be flexible unless we have changeovers on the same day.

On booking we request a 50 per cent deposit within two weeks and the final balance is due up to 8 weeks before arrival.
Bookings less than 4 weeks before arrival, 100% payable at time of booking.

Transport is needed for this location and we recommend that the client arranges this from the airport or when purchasing flights.

Up to 8 weeks – no cancellation charge
4-8 weeks – 50% of rate refunded
Less than 4 weeks – no refund

Property will be inspected prior to arrival and departure and all breakages must be refunded in full.
